Background
Property revaluations are undertaken every three years. New valuations form the basis of Council's rates calculation for the following three years until the next revaluation.
Clutha District Council's revaluations are undertaken by QV (Quotable Value).
All properties in the District are assessed as at the same date. This means that the rating valuation is reached using the same process and reflects the same market trends as every other property in the area.
The Council's rating year starts on 1 July. The new valuation forms the basis of the rates calculation for the year AFTER the date of revaluation. This means that the revaluation has no effect on the rates during the financial year when it is undertaken.
Process
The 'effective' date, also known as the 'Rating Valuation as at' date.
Ratepayers receive notification of their revaluation and are then given a period during which they can lodge an Objection to the new valuation.
The new 2023 valuations will form the basis of Council’s rates calculation for the 2024/25 year, starting on 1 July 2024.
The period for lodging an objection to your property valuation closed on 18 April 2024.
